Important HOA Information
Annual Dues
Each property owner is responsible for a portion of the common expenses for the neighborhood. These HOA fees primarily cover maintenace and landscaping of the entrance signs, maintenance of common drainage areas, and lawn care along State Route 63 on the southern border of our neighborhood.
Annual dues of $110 are billed in February and due at the end of March.
Governing Documents
The Covenants for Colonial Manor Square Homeowner’s Association provide for the rules of our neighborhood, guidelines for the HOA Governing Board, and explain how the covenants can be changed. The Bylaws provide specific guidance for the HOA Governing Board.

Proposed Neighborhood Covenant Amendments
First Proposed Amendment: Above Ground Pools
This amendment allows for the use of above ground pools from Memorial Day to Labor Day with the following key restrictions:
- Pools must be in the rear yard only and 10 feet all lot lines.
- Pools must be no taller than 48 inches.
- Pools must be maintained in accordance with neighborhood and all health and safety regulations.
- Off-season storage must be not be visible from the street or any neighboring lot.
Second Proposed Amendment: Rental Restrictions
This amendment restrictions the number of rental properties to the current number, bans short-term rentals like AirBNB and VRBO, and places restrictions on all rentals. Properties that are currently being rented are granted an exception to the current rules. This grandfathered exception ends if the property is sold or not continuously occupied for a period of 45 days.
The amendment creates exceptions for immediate family members of an owner and defines immediate family as grandmother, grandfather, mother, father, brother, sister, children or step-children of the owner. Additionally owners who hold their homes in an LLC or trust are not considered renters.
The amendment also allows for an hardship exception to the rental process for job transfer and military deployments.

Budget Documents
The HOA Governing Board will provide the a report of the budget, expenses, and account values periodically through the current fiscal year. Year-end reports will also be published for the five prior fiscal years.
